Buyer's Inspection

Infrared Inspections

This cutting edge technology will be like having an extra set of eyes. Infrared has the ability to tell changes in temperatures or anomalies. It can alert the inspector to assess or even investigate further on items of concern. Construction Loan "Draw"

Construction loan inspections, also known as Draw inspections, are important to the lending institution and the customer to insure they are getting what they pay for. Also the Draw is for the builder, to insure they get all what is owed to them.

Draw inspections are based on percentages of work completed by the builder, and is not based on codes and compliance regulations. However, any violation seen in these areas, as well as any sub-par workmanship, will be noted and passed on to the bank immediately.

Annual Trust Inspections

Annual trust inspections consist of annual visits of properties held in a trust. This inspection consists of Interior and Exterior conditions of the properties. A one (1) page check off sheet with photo will be done on each individual structure. Comments and recommendations will be made to take a corrective course of action about unsatisfactory items discovered. This will help insure the value of the house. A smoke detector check will be conducted by the inspector. This helps insure safety and reduces liability if the property is occupied. A Smoke Detector Certificate will be issued after a successful inspection. This certificate will be signed by the tenant and the inspector for the Banks file.

Commercial Inspection

Commercial projects are inspected on the same principal as Residential inspections, which is percentage complete. It is based on the Contractors Application for Payment sometimes known as the AIA Document. A Work Write Up will be given to support items inspected, along with corresponding photos of the project.

The write up consist of items inspected with percentage complete, a summary of payment due, and any recommendations if needed. This combination has proven to be very successful as documentation for your file of the progress complete. We'll help you save money and have your project not get over funded. See a sample report.

Renovation/Rehabilitation Inspection

With our experience we have a good understanding that almost all of these projects are unique and we can help you treat it that way. Typically, standard inspection sheets do not adequately address the unique considerations of a remodel or renovation. These considerations include the impact of any demolition work performed during the project. We can customize a report for your specific loan project that is easy for the loan officer and home owner to understand. We also provide a cost breakdown sheet that explains items being remolded or renovated. Each item is given a value previously agreed upon by the home owner and the contractor. This is important to have at the beginning of the project in order to avoid confusion or concerns down the road. This, along with photos, helps to document the project's progress.

Warranty Inspection

Most builders provide a one-year warranty for new construction. Generally during this period of time the buyer develops a "punch list" of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain our home inspectors list of items that will most likely be repaired by your builder at no cost to you. You will be reassured knowing that potential problems were addressed before they grew into something that could cost you a great deal down the road.

FHA/203K Consulting

The FHA 203k loan program is the Department's primary program for the rehabilitation and repair of single family properties- basically a home improvement loan.  As such, it is an important tool for community and neighborhood revitalization and for expanding homeownership opportunities. Since these are the primary goals of HUD, the Department believes that FHA  203k loan is an important program and they intend to continue to strongly support the program and the lenders that participate in it.

Flood Analysis

A Flood Analysis is a concise, homebuyer-friendly report that shows at a glance:

  • An aerial view of a property.
  • Whether or not a property is located within a Special Flood Hazard Area (high-risk flood zone).
  • Whether or not a property is located within 1,000 feet of a Special Flood Hazard Area.
  • If the community currently participates in FEMA's National Flood Insurance Program.

The Flood Analysis provides basic flood risk data in a simple, user-friendly format. Its purpose is to give the homebuyer an accurate picture of the property's flood status. While the information in the Flood Analysis is not guaranteed and may not be used to meet federal requirements, it is based on the same comprehensive flood data as standard flood zone determinations.

Environmental Hazards

Our job as your professional home inspector is to alert you, to the extent possible, to unknown problems and potential environmental hazards in your current or potential house. Ours is a non-invasive visual inspection of your property which can alert you to possible problems. See our Environmental Hazards page for more information.

We inspect for these hazards:

  • Asbestos: Asbestos material that crumbles easily if sawed, scraped, or sanded into a powder is more likely to create a health hazard because it can be inhaled into the lungs, increasing the risk of disease. See Asbestos FAQ.
  • Lead: Lead is a highly toxic metal that was used for many years in products found in and around our homes. In general, the older a home, the more likely it has lead-based paint. See Lead FAQ.
  • Mold: There are many types of mold, and none of them will grow without water or moisture. Molds can produce allergens, irritants, and in some cases, potentially toxic substances. See Mold FAQ.
  • Termites or other wood-destroying organisms: These pests cause serious damage to wooden structures and posts and can also attack stored food, household furniture, and books. See Termite Facts.
